Quick answer: A CDD fee is a yearly charge in many newer Florida neighborhoods. It pays back the money borrowed to build the roads, ponds, pools, and parks, plus the cost to keep them up. It shows up on your property tax bill, not as a separate monthly bill. In Tampa Bay it is common to see anywhere from a few hundred to a few thousand dollars a year.
If you are shopping in Wesley Chapel, Land O’ Lakes, Riverview, or Trinity, you will run into CDDs. Here is what you need to know so it doesn’t blindside you.
What does CDD stand for?
Community Development District. It is a special local district set up under Florida law to build and run the stuff inside a planned community. Roads, drainage, entry gates, clubhouses, pools, trails.
What is the difference between a CDD and an HOA?
Most CDD communities also have an HOA. They are two different bills.
- CDD: Paid once a year on your property tax bill. Covers building and maintaining the big infrastructure.
- HOA: Paid monthly or quarterly to the association. Covers rules, common area stuff, and sometimes amenities.
When you compare homes, add both. A home with a low HOA and a big CDD can cost more per month than the house down the road.
What are the two parts of a CDD fee?
- Debt service: Pays back the bonds used to build the community. This part usually runs 15 to 30 years, then it ends.
- Operations and maintenance: Pays to run the place every year. Landscaping, pool, lighting. This part does not go away and can go up.
Do CDD fees ever go away?
The debt part does once the bonds are paid off. The maintenance part stays. That is why a 15 year old community often has a much lower CDD than a brand new one next door. Some neighborhoods also let owners pay off their share of the debt early.
How do I find out the CDD fee on a home?
- Pull the last property tax bill. CDD shows up as a non ad valorem assessment.
- Look up the parcel on the county property appraiser and tax collector websites.
- Ask for the CDD disclosure. Florida requires sellers in a CDD to disclose it.
- Check the district’s own website for the budget and when the bonds end.
Or just ask us. We pull this on every home before our buyers write an offer.
Are CDD fees tax deductible?
Sometimes part of it. Talk to your CPA. I’m a Realtor, not a tax guy.
Is a home with a CDD a bad buy?
No. CDD communities usually give you newer homes, newer roofs (easier insurance), amenities, and good resale. You just have to price it into your payment. Do the math and decide with real numbers.

FAQ: Florida CDD fees
Is the CDD fee included in my mortgage payment?
If you escrow your taxes, yes. It is part of the tax bill, so your lender collects it monthly.
Can the CDD fee go up?
The maintenance part can change each year based on the district’s budget. The debt part is usually set.
Do all new construction communities have a CDD?
No. Many do in Pasco and Hillsborough, but not all. Check each one.
